Our cleverly designed SIP panels have a unique concealed wiring system ensuring you are left with a smooth joint free finish. If ordering your own wiring it is very important to order wiring which is compatible with the panels you choose.

Electrics should be installed by a competent person and any connection to the mains by a fully qualified electrician.  Your electrician will be able to issue you with a Part P certificate to confirm that the install is safe to use. You will also need to consider when your electricity needs to be installed based on the design of your internal panels.

Great News! In most cases, garden buildings do not require planning permission if they adhere to specific building regulations.

You usually don’t need planning permission if:

  • Your garden building is under 2.5 metres tall, located at the rear of the property, and not intended for overnight accommodation.
  • Your Garden Room doesn’t cover more than 50% of the land around the original house, considering any previous extensions or outbuildings constructed after 1948.
  • If the garden room’s floor area is less than 30 square metres and it contains no sleeping accommodation. For studios with a floor area between 15 and 30 square metres, building regulations approval is not usually required, provided the studio is at least one metre from any boundary and contains no sleeping accommodation.

What To Consider:

Understanding development guidelines can be complex! Below we have expanded on the main guidelines to consider.

Height and Area Restrictions

  • Your garden room must be a single-story structure with a maximum roof height of 2.5 metres from ground level. 
  • Permitted development guidelines restrict you from building on more than 50% of the land around the original house, which includes any previous extensions or outbuildings built after 1948.

Location Considerations

  • Planning permission is required if the garden room is located in front of the principal elevation of the house or to the side.
  • It should not be built closer to a public road or footpath than the main house. 
  • Garden rooms can be used for daily activities but are not permitted if you will be predominantly using the building for overnight accommodation, or self-contained living accommodation.

Exterior Finishes and Designated Land

  • Permitted development guidelines prohibit verandas, or balconies. Any decking or platform should not exceed 0.3 metres in height to maintain privacy and avoid obstructing views. 
  • Permitted development may not apply in areas classified as designated land, such as national parks, the Broads, Areas of Outstanding Natural Beauty, and World Heritage Sites. In these areas, garden rooms more than 20 metres from the house must not exceed 10 square metres.

Do Planning Regulations Apply to Your Home?

  • Permitted development rights do not apply to flats, maisonettes, or other buildings. Only houses are eligible. 
  • Additionally, if your home is a listed building or in a designated area, your development rights may be restricted. Designated areas including national parks, the Broads, Areas of Outstanding Natural Beauty, conservation areas, and World Heritage Sites. There are some exceptions to this, so in these cases we recommend checking with your local planning authority.

Remove any grass, rocks, or debris from the chosen site. Prepare by marking out your area with string or spray paint, and checking it is flat using a laser level or the string method.

Depending on your design and where your garden room kit is from will dictate what kind of foundation is needed. Concrete blocks or a timber frame are most common. Don’t worry about this being complicated – it is often simple to do as long as you ensure you are starting with a level base.

4. Construction Materials

This is the mainframe to which you will then add your finishes (interior and exterior). These usually come pre-cut, but it’s worth checking this when purchasing your self-build garden room kit. You will start with the floor, and then add your walls, and finally, the roof. It’s key to checking everything is level as you go.

It’s now time to start thinking about how you will access your garden room, and integrate it into your garden. Common options we see is a decking or paved area outside your garden room so you can enjoy outside dining or seating. You will also want to think about a step into your garden room, as well as a pathway to your new garden room from your home.

A Note on Exterior Cladding

In some DIY garden room kits, you will also need to think about installing exterior cladding at this point to the garden room frame. You will need to ensure that your garden room is completely waterproof and protected from the elements.
