- Your Garden Room doesn’t cover more than 50% of the land around the original house, considering any previous extensions or outbuildings constructed after 1948.
- If the garden room’s floor area is less than 30 square metres and it contains no sleeping accommodation. For studios with a floor area between 15 and 30 square metres, building regulations approval is not usually required, provided the studio is at least one metre from any boundary and contains no sleeping accommodation.

Designated Land: If you live in a National Park, the Broads, an Area of Outstanding Natural Beauty (AONB), or a World Heritage Site, there are stricter limits on size and placement.

Conservation Areas: In these areas, you cannot build a garden room to the side of your property without permission.
